The parcels, ranging from 0.5 to 1.3 acres, can be purchased individually or together as a 3.17-acre footprint at an asking price of $2.5 million.
Austin Tidwell of RESOLUT RE, who is representing the seller alongside Peggy King, said the seller is open to negotiations on individual parcels and ground leasing options. “We want to remain as flexible as possible,” Tidwell noted.
Located at 723 Paseo Del Pueblo Sur, just a mile from the town plaza, the properties front a central retail corridor surrounded by established anchors including Walgreens and Albertsons.
Tidwell hopes to draw a small organic grocer like Sprouts or Natural Grocers, a junior-box tenant like Ross or HomeGoods, or a drive-thru restaurant. “It’s not very often you get to have a hand in the makeup of main street in a notable town like this,” he said.
