Real Estate Transactions: New Locations [Byte Link Systems]

The Praedium Group, a real estate investment firm based in New York, expanded its Houston portfolio with the acquisition of Lenox Grand Crossing, a newly constructed 330-unit apartment complex at 23615 Western Centre Drive in Katy. The property was developed by OHT Partners. Amenities include a community work lounge with private offices and a conference room, fitness center, lounge with shuffleboard, a pool table and bar seating, a pet spa, and package lockers with cold storage capability. New York Life Real Estate Investors said it provided $96 million in loans to Praedium for both the Katy property and a 347-unit complex in Lewisville near Dallas.

Simply Self Storage expanded its Texas holdings with the acquisition of a seven-property self-storage portfolio in Houston and a property in Dallas. The Houston area facilities total nearly 620,000 square feet, including 207,000 square feet of climate-controlled space, across more than 3,600 units. Terms and locations were not disclosed. Since being acquired by Blackstone Real Estate Income Trust last year, Simply Self Storage has grown its portfolio to 80,169 units totaling 11 million square feet in 23 states.

Accredo Packaging, a supplier of packaging materials for food and consumer products markets, started an 83,000-square-foot office expansion to its campus at 12682 Cardinal Meadow Drive in Sugar Land. Houston-based design/build firm KDW plans to complete the addition in the third quarter of 2022. The 32-acre campus in the Sugar Land Business Park has grown to 550,000 square feet of manufacturing and warehouse space since opening in 2009. The latest expansion is expected to create about 30 to 35 new jobs.

Beacon, a distributor of roofing materials and building products based in Herndon, Va., opened a branch at 1031 Bammel Road to expand to Houston. The new hub houses 125,000 square feet of inventory for both residential and non-residential customers.

Jones Engineering Solutions renewed 2,082 square feet at 11211 Katy Freeway. Kacie Skeen and Austin Brodeur represented the landlord, Hartman Income REIT.

Ultimate Pediatric Care leased 2,076 square feet at 1001 S. Dairy Ashford. Kacie Skeen and Austin Brodeur represented the landlord, Hartman Income REIT.

Main Street Lashes leased 1,250 square feet of office condo space at 4714 FM 1488 in Conroe. Ron Brown and Randy Sanders of MHW Brokerage Services represented the landlord, The Park @ 1488. Desiree Harrod of JLA Realty represented the tenant.

Cobos Law Firm purchased a 4,813-square-foot office at building 711 W. Alabama in Montrose. The building was previously home to the China Visa Service Center. Ashley Casterlin of Davis Commercial represented the seller, Maxin Holdings. Joe Bright with NAI Partners represented the buyer.

Byte Link Systems leased 770 square feet at 6701 Highway Blvd. in Katy. Dani Allison of Resolut RE represented the landlord.

HMR3 acquired 15.3 acres of vacant land at 36725 FM 1774, Magnolia, from Biblical Perspectives. Joe Burke and Rob Whitaker of NewQuest Properties represented the buyer.
